Stanhope Gardens is the only serviced residence in London fronted by the beautiful 2.5 acre Kensington Garden Square . The project consisted of retaining the grade II listed façade whilst extending this façade and providing 3 level basement parking. Parts of the works are adjacent to the district and circle line so special measures to reduce vibration and noise were deployed.
West Ham Lane Phase I
West Ham Lane is a mixed-use service for the local community. The original building had declined through successive years as a result of reductions in maintenance. The purpose of this development is for the façade to be refreshed, redecorated and repaired.
As client administrator and project manager my task has been to identify the essential works, group the works together and deliver the refreshed scheme to a budget.
The cladding was cleaned and brickwork repaired, the spandrel panels were replaced with decorated glass to freshen the image of the site, which as the photo indicates is a dramatic improvement.
As a result of successfully delivering this scheme, Phase II is underway to improve the ground floor image, security, lift replacement and essential electrical upgrades.
333 Oxford Street
Commercial / Office– 333 Oxford Street the demolition and rebuilding of a commercial centre now occupied by Zara with office space above. An eclectic design by Allies and Morrison, Also the substantial remodelling of existing office space in Woodcock Street.
Within this portfolio is work on Airport Runways, Taxiways, Aircraft Hangars and a variety of other interesting Hangar Refurbishments and Aircraft and or Motorised Vehicle Servicing Facilities.
St James Hotel
St James Hotel – We were appointed to refresh and refurbish the front of house, apartments and guest rooms. Also included the creation of the award wining Quilon restaurant.
This £500m project designed to improve the accommodation estate for the MoD. Acting as Prime Contractor for the design development delivery and maintenance of seven years. RAF Honington, Carver Barracks and several other sites.
Sanderson Hotel a 150 bedroomed Ian Schraeger Phillip Starck in the centre of London with an exciting mood light design this was a conversion from Sanderson Building to Hotel with extensive renovations and extension, many grade II listed features including the staircase and leaded light window.
St Martins Hotel
St Martins Hotel an Ian Schraeger and Phillip Starck development within the centre of London with an exciting mood light design this was a conversion from Office to Hotel with extensive renovations and extensions.
Fit out works to provide a 9 surgery doctors practice (PCT ) with ancillary treatment, dental, group and teaching facilities. An onsite pharmacy and adjacent community centre facilities completes this local facility located in London’s Mile End. Senate project services were appointed as Employer’s Agent to deliver the site.
Upon appointment Senate Consulting made significant saving within the lease agreements and appointment terms of the contractor. The project was delivered on time and with complete client and user satisfaction.

120 Oxford Street
Senate were appointed by the restoration contractor over a two-year period for commercial and contract services to this landmark grade II restoration project. Senate worked openly and transparently with the client team to deliver a complex restoration consisting of stacked stone facades, leadwork and specialist brickworks. The building remained occupied and trading throughout the whole construction period.
